MOST FREQUENTLY ASKED QUESTIONS;

1. Do your homes come with property?
No, Wholesale Housing only delivers and installs our homes onto your foundation. 
2. How do you accept payments?
We accept a 15% deposit on order and the balance payable by BANK DRAFT to transporter, on arrival at site, before entering purchasers’ property, (UNLESS A MORTGAGE OR FINANCE AGREEMENT IS SIGNED BEFOREHAND).
3. Do you provide the foundation?
No, but our CSA A277 engineering drawings makes it easy. Giving this package to your local foundation contractor should provide all the information he needs.
4. Does your home require a building permit?
Yes, Fairmont provides a complete set of CSA A277 engineering drawings for you to submit to your local building inspector for a permit.
5. How complete are your homes? Are they move in ready? 
Yes, our modular homes and mobile homes are likely the only homes in Canada that are 100% complete with; Mini blinds, curtains, shutters, furnace, water heater, paddle fan lights, fixtures,  smoke detectors, exterior faucet, exterior receptacle, etc., etc. Under our, “Decor Guide” page you can  view our Modular and Mobile home standards.
6. What building codes do your homes meet?
Fairmont Homes meets the Canadian CSA A277 Standard which will meet or exceed all of your necessary building codes.
7. How does a modular home differ from a site built home?
The most important difference is that a modular home is built inside a factory with dry materials. This eliminates expansion and contraction which can make site building very difficult.
 8. How long does it take to get my home once I order?
On a average year, start to finish from the date of order is approximately 8-14 weeks depending upon conditions such as foundations, size of home and distance to transport.
9. What types of foundations does this home go on?
The home can be placed on any foundation that the purchaser and the building inspector agree on.
10. Do your homes come with garages, dormers, or decks?
No, but Fairmont can provide matching siding and roofing. The reason being is your best dollar is to have a local contractor build that on site for you. 
11. Do you provide financing for your homes?
We have an extensive list of banks that have already provided financing for our homes. These banks are quite enthusiastic as our homes appraise for much more than our wholesale prices. Visit out our, “Our Happy Banks”  page for a complete listing.
12. Do you custom build?
No, we do not custom build, but Fairmont can add or omit many decor options within the home.
13. Does Tarion warranty apply to your homes?
No, Tarion only applies to stick built homes. Fairmont homes do come with a 1 year structural warranty and the appliances are warranted through their manufacturer e.g. Trane, Moen and Whirlpool. 
14. Does the heating system run on propane or natural gas? Do I have an option to preference?
Yes, the high-efficiency Trane furnace is convertible from natural gas to propane. 
15. Do you have any contacts to contractors?
We don’t as it’s your best dollar to deal with someone local to you. A great way to get recommendations would be to speak with your local building department and they can recommend local reputable contractors near you.
